Soffit & Fascia in Lake Mary, FL

Lake Mary is established executive housing: Heathrow, Magnolia Plantation, Timacuan. Mature landscaping means heavy seasonal debris, and many of the original 1990s gutters are well past their lifespan and ready for full seamless aluminum replacement.

Florida sun and rain destroy wood fascia faster than almost anywhere. We replace rotted fascia, install vented and solid aluminum soffit, and wrap existing wood with maintenance-free aluminum across Orlando, Winter Park, Lake Nona, and Apopka. Done right, you'll never paint that wood again.

Read: repair or replace your gutters? How to tell

    Why aluminum soffit and fascia

    • Stops the cycle of paint, peel, and rot for good
    • Vented soffit promotes attic airflow and lowers cooling cost
    • Won't be eaten by termites or carpenter ants
    • Color-matched to your trim and gutters
    • Pairs with new gutter installation as a single project

How we approach soffit & fascia

    1. 1

      Inspection

We probe every fascia board for soft spots and identify any rot before it spreads.

    2. 2

      Replace rotted wood

Damaged sections are cut out and replaced with treated lumber as a substrate.

    3. 3

      Wrap with aluminum

Aluminum fascia covers are bent and installed over the new substrate, color-matched.

    4. 4

      Install vented soffit

Aluminum soffit panels, vented or solid, are installed for proper attic ventilation.

    Signs your soffit needs repair

Soffit damage is almost always water damage, and it shows up on the outside long before you notice anything in the attic. If you see any of these, get it looked at before the next rainy season.

    • Water stains on the panels

Brown or rust-colored streaks running down the soffit mean water is getting behind it. It is usually a clogged or overflowing gutter, a bad roof edge, or a downspout dumping in the wrong place.

    • Paint peeling or bubbling

Wood soffit and fascia hold moisture, and the paint lifts first. Once the paint is gone the wood soaks up water every storm, and repainting over soft wood only hides it for a season.

    • Animals or nesting

Squirrels, rats, wasps and birds get in through soft or open soffit. If you hear scratching above the ceiling near the exterior wall, or see droppings and nest material along the eave, the panel has already failed.

    • Sagging or loose panels

Panels that dip, pull away at the seam, or move when you push on them have lost the nailing surface behind them. That means the sub-fascia or the framing behind it is wet.

    • Mold, mildew or a musty attic

Dark patches on the soffit and a musty smell in the attic point to trapped moisture and blocked ventilation. Left alone it moves from the trim into the sheathing and framing.

    Soffit repair cost in Orlando

Soffit and fascia work is priced by the linear foot, the same way we price gutters, so you can see exactly what you are paying for. Aluminum soffit runs $8 to $14 per linear foot installed, and aluminum fascia wrap runs $7 to $12 per linear foot. Replacing rotted wood behind the wrap adds $3 to $6 per linear foot for the lumber and labor.

In practice, a spot repair on one run of eave is usually $450 to $900. A full perimeter on an average single-story Orlando home is usually $1,800 to $3,500, and two-story homes run higher because of access and staging. Homes with deep overhangs, tile roofs or a lot of rotted sub-fascia land at the top of the range.

You get a written number after we measure and probe the wood, not over the phone. If we are already installing gutters, doing the soffit and fascia in the same trip is cheaper than bringing the crew back.
